Rental Policy

The property is available year round for rentals.

$3500/week + tax and cleaning fee is weekly rate. Discounts are offered for rentals of two or more weeks at a time and during certain times of the year. Rentals of less than one week are available at times as well. The cleaning fee is $250 and taxes are 10% of the rental fee. Pets and smoking are not allowed on the property.

Check in:

The property will be ready for your arrival by 4 pm. at the latest, but likely will be ready earlier. Please call or email if you plan to arrive earlier than 4 pm. You may typically unload your things to the front porch but if the cleaning crew is still in the house, please do not disrupt their efforts by entering the home. Check out time is 10 am. Check out time is very firm because of limited cleaning time until the next guest. But, again, please contact us if you need extra time – sometimes we can accommodate you. The home you have rented should be clean, well equipped, and everything should be in good working order. If it is not, please let us know as soon as possible so that we can remedy the situation. Please do not ignore things that do not seem to be just right. We change the houses over in a short amount of time, and being human, occasionally we might overlook something. Please let us know what we can do to make your stay a better one by email or a call.


Two dedicated parking spaces are provided near each home in the group parking lot near the property. The number on each space corresponds with the address on the home in which you are staying. There are also extra ‘guest’ spaces marked with a ‘G’. Please let us know if you plan to use more than the allotted spaces, or if you plan to bring a boat on a trailer. If the parking space paint is unrecognizable or you need to park in another numbered spot other than the address for the house, please leave a note under your windshield giving the house phone number where you are staying. Contact the Fallen Leaf Marina to make arrangements for boat slips and trailer storage.

Refundable damage and security deposit:

Prior to your arrival, a refundable damage and security deposit of $1000.00 will be accepted. This deposit is used to mitigate any damages to the property in excess of normal wear and tear due to a guest’s abuse. Leaving a property extraordinarily soiled is considered to be damage. Accidents do happen from time to time, and hopefully none will occur during your stay. If damage to the property or any problems arise during your stay, regardless if your party is responsible for it or not, please report the incident to us as soon as possible so that the problem may be corrected. Please do not wait until the day of your departure, or simply ignore the problem. We want your stay to be trouble free. Remember, you are on vacation. We are working to help you have a great vacation.

If you are charged for damages, the following rate schedule shall apply.

Cleaning $50.00 per hour
Property damage requiring tradesmen Standard local rates
Chattel/ Contents replacement Replacement cost plus $30.00 per hour

Pets and smoking are not allowed on the property. If a pet or smoking is discovered inside or outside of the property a fine of $250.00 will be imposed for each occurrence, in addition to any cleaning or repair costs. This policy is strictly enforced to protect our guests with allergies and health problems.

Your refundable security deposit will be refunded within two weeks of your departure. If a deduction is required to mitigate damages you will be contacted as soon as possible to discuss the situation. Full documentation will be provided to you. You may be responsible for damages in excess of the amount of your deposit.

Reservations and Cancellation Policy:

Reservations and Payment. When properties and dates are agreed upon and finalized you will have 7 days to send payment of 50% of the total rental fee. Personal checks, cashier’s checks, and money orders are gladly accepted. Reservations are tentative until confirmed in writing. The confirmation letter will include more information regarding your stay. The balance of your rental fee is due and payable 45 days prior to your arrival along with your signed acknowledgment of the rental agreement. After the balance payment is received, a second confirmation letter with check in information will be sent to you.


Cancellations are refunded only if the unit can be re-rented. Pro rata refunds will be made in the event of partial vacancies filled. A $100.00 cancellation fee applies.


A telephone is provided, with a basic long-distance calling plan for your convenience. If calls are made that exceed twenty dollars during your stay you will be billed for the calls made. We do provide wireless internet access at the home. The access code will be provided in your final confirmation letter. Please do NOT download large files such as movies. This will exceed the ‘fair access” for data and will shut down your access for 24 hours or more. An answering machine is provided. There are power outages occasionally in the mountains and because of power spiking and surging, surge protect devices should be used on all delicate electronic equipment. The television has a DVD player but is not served by satellite TV. Please enjoy the variety of games and books provided. See the house information book (on site) for CD/DVD/iPod/audio visual operation instructions. Limited CDs and DVDs are provided, but please feel free to bring your own.
